Thinking of buying your first home in Perth? Here's what you need to know.

This is the number one question we get from first home buyers, and the answer really depends on your individual situation. As a general guide, you want to aim for at least 5% of the purchase price as a deposit. But, and it’s a big but, there are actually options that require even less.

We’ll say it again, because it matters, there is no one-size-fits-all answer. How do you choose the right first home?

This is the next big challenge once your savings and borrowing power are sorted. It helps to think about what type of property works for your life right now. You don’t need to find your forever home. In fact, most first homes aren't.

Instead, think about what you need vs what you want. Your Pinterest board might be full of dream homes, but the reality is your first home probably won't tick every box. That’s okay. Prioritise. For example, you might need a garden for your dog but dream of a pool. If the right house with a garden comes along, are you happy to give up the pool for now?

A simple rule we love is to aim for two out of three non-negotiables. That way, you're being realistic but still holding on to what’s important.

 

What to do before you start house hunting

Once you’ve narrowed down your needs and had a chat with your broker (hopefully us), the next step is pre-approval. Most homes in Perth are sold privately, which means real estate agents will want to know you’re a serious buyer before accepting your offer.
